BE PREPARED
WITH FACTS List everything you have done to the house since your acquired it. It is a good idea to let your REALTOR know, everything you have done to your home since you acquired it. This way, there will be no surprises when an inspection is done. List things you have done on your own or contractors have done. Things that may give you a better price for your home. Have your utility bills handy (Gas and Hydro) From past year or two Have your property tax bills and assessments handy Have your Title Deed available Evidence of ownership Have your Mortgage Documents Describes the type of mortgage, lender and other details Have your Ontario Land Survey Property Information: Location, Boundaries, Size, Location of all buildings, Legal description. Condominium and co-op housing documents (Condos Only) Organizational Structure, Property Management, By-Laws Declaration, Ownership Rules. Documents concerning co-op housing units. Homeowner Association Documents (if any) Copies of sharing use and cost of upkeeping commonly owned land and recreational facilities. List any contracts with third parties for Lawn Maintenance, Snow Removal etc... List what is to be included in your house for sale. List what is to be excluded in the sale. Remove all sentimental items (not included in sale) and hide it. ASK YOUR REALTOR FOR HELP ! |
