GETTING YOUR HOME READY.

Ask yourself, what can I do to make my house more attractive to buyers? Will the improvement make my home more sellable?
Adjust your selling price to reflect the cost of maintenance.
Item not used in six months or no idea when you will use it, throw it away, store it, donate to charity or have a yard sale.

What are the two most important rooms in the buyers mind ?
If your answer was the bathroom and kitchen, then you are absolutely right.

Clean everything !  Don't be a Pack Rat !
Take a tour with a notepad starting from your front door.
Note areas to remove clutter and dirt
Note areas for painting and touch up.
Clean Dirty Bathroom, Bathtub, Toilet, Sinks
Clean Dirty Kitchen, crowded cupboards.
Areas tend to look larger and more attractive with less items.

CLEAN, DUST, POLISH, SHAMPOO, VACUUM, WAX
Clean everything in sight. Remove unnecessary stuff. Pay special attention to:
Rooms
Closets
Cupboards
Basement
Garage
Storage Shed
Windows

REMOVE
Unused or Bulky Funiture
Pile of Unwashed Laundry
Sentimental Items (De-personalize your home)

REPAIR/REPLACE/REPAINT
Broken items
Items not working, leaky faucets, holes in window screen, lights, squeaky doors, doors not closing properly, missing cupboard handles,
Cracks in  walls and ceilings.
Leaking roof or basement
Repair/repaint water damage,
Hair line cracks
Electrical problems
Heating system
Peeling Paint or Wallpaper on walls
Carpet, Drapes, Blinds
Front Porch Post starboards and rotten floor boards. (first impression)

THE BUYER'S VIEWPOINT
How will the buyers furniture look in your home with Bright colour walls and patterned walls ? It may be too difficult for the buyer to imagine.
Neutral Colours will enhance room sizes.

ADD ITEMS
Mirrors on the walls can make the room look larger.
House plants or flowers
Pillows

DON'T HIDE DEFECTS!  OUT-OF-SIGHT & OUT-OF-MIND
Your basement leaks occasionally
Sinks backs up if other taps are open at the same time.
Electrical Defects
Deciding against disclosure is a risky proposition.
Disclose all major defects and faults, hidden or not!
Let your REALTOR/Sales Representative know about the problems and discuss your opinions. There may be solutions you hadn't considered or ways to minimize the problem's impact on potential buyers.

THINGS THAT MAKE YOUR HOME MORE APPEALING BUT UNLIKELY TO RECOVER COST.
Adding a garage
Swimming pool
Deck
